1. Know all the rules.


 It's important to realize that not all homes can be rented out. There are certain condo or homeowners associations that have particular rules for rentals, so do your research before you buy.


2. Calculate all your costs.


 The actual price of the home is not the only price to consider. Make sure you consider the utilities, HOA or condo fees, property taxes, insurance, etc.

3. Think realistically about your expectations of rental income.


 Renting out your vacation home comes with expenses too. You will need to pay for cleaning between tenants, advertising, and probably property management as well.

4. Have an emergency plan.


 If you aren't able to visit your second home often, make sure someone does. A water leak, for example, could be devastating if it goes unchecked for an extended period of time.

5. Protect your home when it is vacant.


 Vacant homes can attract thieves. Thankfully, there are things you can do to keep your home from looking empty. Try lights on timers or asking neighbors you trust to occasionally park in your driveway. Also, make sure you have someone pick up mail and fliers so it's not obvious no one is home.
